Bronx Zoning
Bronx Community District 10 is one of the City’s Lower Density Growth Management Areas, along with Staten Island. New development there must provide more off-street parking, larger yards and more open space than the same zoning districts require elsewhere.
Under ZR 25-632, a residential lot with less than 33 feet of street frontage is limited to one curb cut, no wider than 10 feet including splays.
On wider lots, a curb cut serving a driveway 12 feet wide or less can be up to 10 feet, while a wider driveway needs a single curb cut between 17 and 18 feet wide. Driveways must stay at least 13 feet from any other driveway unless they are paired, and paired driveways can total no more than 20 feet (ZR 25-632).
Outside District 10, Bronx residential lots follow the citywide curb cut rules instead. Filings go through DOB NOW: Build, and the Department of Buildings’ Bronx office is at 1775 Grand Concourse. See our driveway permit guide for when repairs need approval.

Generally, yes. In Lower Density Growth Management Areas new residences are required to provide parking at a rate of 1.5 spaces per dwelling unit, which is why driveway layout gets so much attention on new construction there.
Yes. Settlement, frost heave and a failed base are the usual causes. We break out the affected slabs, rebuild the base and pour new concrete sloped so water drains away from the house.
